I still check in daily.
It's not just this forum, I see a lot less traffic across all forums I visit.
I think a lot has to do with the number of builds going on. Way less than there was 10 years ago. How many active builds are being posted on this forum? Not many.
Or maybe people are getting bored with the same old, same old.

  I can totally go along with that. All summer long and just finally had my 51 out last Saturday for the 1st. time. Hopefully renos are done now. The honey do list is almost fully checked off.

My father has fallen ill and all work in the shop has stopped. I'm taking care of two houses now. He is holding steady now but it was a bit of a roller coaster ride this early spring and through summer.

Rich: best wishes for Your dads health.. Yep, I have had almost a couple years now of health issues and chit going on.. All this summer has been house, yard, shop, barn , de-cluttering, downsizing and getting rid of lots of stuff.. I have the place for sale.. Listing ends on Oct 12th and I will take it off the market for winter then.  I have to have some surgery this fall.. I did not know that when I listed it.. I don't want to move in the winter when I will need some recovery time from the surgery.. I got diagnosed with Renal Cell Carcinoma.. Stage 3 cancer in my Kidney appointment with an oncologist for Oct to see what the plan is So, I need to get rid of stuff while I can .. Life is slowing down, arthritis in most of my joints and I just can't keep up the pace anymore.. But I will be 75 in Nov so it's time to slow down..I have not had my car out at all this year.. maybe time to sell it next year.. we will see how it goes.. Getting old sucks and hurts.. But I still get more good days than bad so Not giving up yet..just getting a few things restored and some fresh paint and upholstery and new sound system for the old body and hope to catch a second wind next year for at least a couple more years.. Just going to go smaller and get rid of some baggage ... I check in every day sometimes more than once to clean up any little stuff and do a couple min of maintenance..I have not been to busy with car stuff and I don't see me building any more cars in my life time so I do not have much to add to anybody's project. I am a senior spectator these days.. and this summer most of my cruising has on my darn lawn-mower cutting grass about twice a week.. and when I am not cutting grass I am working on it.. smile

It has been an incredible summer and I think a lot of people are just out and about. Busy lives.

Chuck, hate to hear that your issues are continuing, a year ago I just started a month in the hospital with cancer but all is well now, well sort of well!! Keep up the faith and stay positive, it will work out. Take care.

I could not put the car away last fall so a couple of friends came up from Toronto to Haliburton and serviced it washed it covered it up and put it away for the winter. Some great people around, I was so thankful for their help.

Enjoy the fall guys, beautiful time of the year. It is what follows that I am not so wild about. LOL

hey big guy I like others check daily like said it is quiet on most sites I visit daily.I guess as someone said a lot have gone to faceplant.I think it's donalds faultsmileon a more serious note sorry as others said about your health again.how is Diane? and how is your new digs at your sons place coming along?time goes by too quickly.being the hermit I am I check in to see how others are doing speaking of others I have not seen anything from the den mother amongst others last I read Art was sick also.I never met her or Art but hope things are OK with them.another is Slabs dad some reads are depressing but chin up life goes on blankstare

 somewhat similar here, been looking for another pc of land to build a frikkan bungalow, shop and small barn on for the donks. i can see the stairs are going to be an issue down the road. also finding things are pretty tucked up right now in the real estate world down around this area also, s.o.b.. i somewhat thought it was bigger deal around the bigger more populated areas for land prices the way they are but nope, it appears to be everywhere and good trades people are hard come by. i can't see this pace lasting much longer though ??.

 Where's your area?

I know some areas, if you build a new house, the value would be less than the market value there with the escalating construction/material costs.

But, for living in it, it's usually not a concern.

 

Oh yeah. As soon as a trade tells you it not his first rodeo, send him packing...

 I hear ya Rick. I'd like to build too. I found a nice chunk of land for sale but the price is definitely more than I think it should be. The bright side is that I had my house evaluated for more than I would have guessed. 

Yeah, the only thing harder than finding land, is finding qualified trades people willing to work on time and budget. I'm thinking of a prefab house.

 i am north/west of the belleville area by a couple of miles with near 30 acres. bought here in 1998 and moved in 2000 from a 100ac farm south of madoc to be closer to my office in belleville. i was seriously thinking on moving back to the peterboro area to be back home near the kids and family but the pricing up there is stupid with the 407 about to be finished. example in round numbers, a million here would be a mill and a half up that way to hopefully scratch even. it is what it is but it caught me by surprise somewhat. put a full pop offer in on a couple of pc's that pissed me off going full pop from the get go then they tried the bidding b/s and i told them to keep it. something will come along eventually, i can't see this lasting much longer with the interest rates starting to climb. a couple of pc's i looked at and showed interest in actually told my agent not to be afraid to make a lower offer than listing price but they weren't right where i would like to be sorta thing. my agent, also a buddy was a bit surprised by that also. one of them was down your way mike.

 a tid-bit, i changed personal banks for the 3rd time in my life to a bank that a very good old time friend was recently promoted to bank manager in a smaller town near here. while doing all the paperwork and for a mortgage pre-approval because i am looking for something i couldn't believe all the b/s questions she was asking and told her so, she told me i won't have a problem due to my equities and income but she still had to put a number in the blank. they were testing to see if i could handle a 6% mortgage rate up from the 3.2% for today. i thought about it and said, so what are you telling me here, how much longer before we do get to 6% if you are testing for it today? she never gave me an official answer to that but yakking later over coffee it was interesting conversation. the government and the banks know there is trouble coming down the road with all these cheap mortgages from the past number of years and most of them have a maxed out line of credit tied to them to boot. i doubt/pray we won't see the 17 to 19% stuff from the late 80's  but i can see 6 to 8% becoming the norm. in my mind that is fair as nothing is free.

 i am not too bad off with the trades people as i have some of them in the family, brother a plumber, cousins in the electrical, the son worked union drywall and tape when he was younger and i have a backhoe for a well , hopefully, and septic. they know other trades guys, framers and roofers who all like making an extra buck, "wink". i am figuring 6 months to a year before move in then sell this place. when i was getting some prices on the framing and basement poured i was surprised how far out they were booked while shooting the sh!t about stuff and they said all the trades are running the same around this area. brother the plumber says, if someone in the trades isn't working in today's world it can only mean 2 things, he is either a lazy pr!ck or no good at what he says does.  makes sense, lol.  thank god for big irish catholic family's, lol.

 dam, i wish i had of known you were looking for something mike. not vacant land but, there was a place north of you on harmony rd about 3 miles east off 37 hwy. about 13-1400 sq ft side split with in ground pool on 40 some odd acres. it was in good shape but what got my attention was the 3 out buildings, 2 block foundation cement floor barns with hydro/water and 1 fairly new 35 ft open storage shed. it would of be 200g to replace all them vs 579g for the whole place. this don't mean much but it also had a 1/8th mile horse track in very good condition that would be close to a 100 to replace today. it was one of the places that told my agent they would look at a lower offer than listed. i looked at the place a couple of times and thought about it but it had stairs and i want to be north/west from here, not straight east. it would of been right up your alley with the barns to work in after the stalls came out. i was thinking, 1 barn for a work shop, 1 barn for car and part storage and 15-20ft of the storage shed made donkey friendly. lol  turns out it was a couple splitting up and they were into the horse game.

 i have been meaning to stop into that place beside the 10 acre that sells them pre/fabs you can see along the 401 and have a yakk just out of curiosity. i have a good idea, i think, on how much per sq-ft to build and i would be curious to know how much per sq for one of them planted ready to be lived in. that and what all styles they have besides the 4 or 5 demos sitting there.

what area are you thinking about to be in mike?

Rick,
I'd like to stay in the same area. Doesn't really matter though. I could get a job any where if I move. My wife is between jobs right now and her field is a lot harder to find a job in.
That property on Harmony road sounds nice, but out of my budget. I'm not sure right now if I buy the property I'm looking at I can afford to buy it and build. I'm debt free right now and really don't want to start a $250000 mortgage at this point, especially after what you just said about interest rates.
Maybe I should want for them to go up and watch the real estate crash to pick up something cheap. LOL

We’re still alive and kicking.

Arts  finally done chemo. So now it’s just a matter of recovering. On words and upwards. I will say that his chemo brain makes every day a new adventure, But I have always been the adventurous type. 👍😊 It’s been a long 16 months  just trying to keep everything from not going sideways but it 17D067E0-B0CB-49AA-BFB7-C9DFF6756DA1.jpegsure makes you thankful for the good days. And with any luck I can slow down a bit to enjoy some.

Janice I think you are on a septic tank for your place .I do not know if any one told you but after someone has chemo and you are on a septic tank you should pump your tank as the chemo kills the action of the tank.

by total coincidence, we just had it done.

Even replaced the toilet in his washroom. But here’s a thought 😐 imagine everyone doing treatment that’s on town / city systems... how do they treat that?

and what about spot where the guy empties his truck?

I had my brother grab me some product to use in the toilet in “ Arts bathroom “ but think about the amount of people using a public restroom that are receiving treatment.

The moral of that story is flush it before you use it! And I know/ think about that stuff now way more then is fun.🙄

And because it can’t all be doom and gloom.... Art says having to purchase / use condoms again at our age is an extra bit of  awsome 🤗

like I said, every day is a new adventure 🤪

Janie the issue of modern medical treatments, drugs both prescribed and illegal are becoming an issue with septic systems and septage fields. The MOE is concerned about this but not sure they are taking the problem seriously.

There was a story recently in the National Post about muscles that were harvested off the coast in the Seattle area. They were full of opiods and the waste water in the area is treated in a governmental approved plant.

We have a problem in our area with a guy who started dumping right on the edge of a huge wetland and a river that leads into a lake. MOE originally shut the place down, now they gave him another two years. In our dealing with the MOE it soon became apparent they cannot be trusted and much of what they do seems to be a make work project.

Condoms float in the tanks to your pumper will wonder WTH is going on here!!!

 floating condoms in the septic tank, lmao. an old friend of mine, retired now, has been installing tanks and beds around this area for years and told me a good story about this scenario awhile back when i had to have my system upgraded due to the addition to the house. he had put a new system in for a family of 5 but before too long it wasn't working properly and slowly backing up so they call him. he gets there and goes over it to find the filter in the new tank was plugged up with condoms when he pulled it out to inspect it and he started laughing his ass off knowing they had 2 teenage daughters living in the house, but apparently the owners really didn't see the humor in it.  lol it gets funnier, i don't remember how close to him they are but they were somehow kin folk to him and at that point i had tears coming down my cheeks laughing so hard. lmao
